Helping You Navigate the Real Estate Closing Process

As much research, preparation and good faith both parties exercise during a real estate transaction, the deal is never fully done until the closing process and the papers are signed, and even then, something can go wrong. The unfortunate reality is that even the most promising and seemingly sure real estate transactions can fall apart at the closing date. The Tsiring Law Firm, P.C. is here to make sure your closing goes smoothly and that you’re treated fairly during the process. We have been helping clients in Brooklyn and Staten Island with the purchase and sale of their homes for years. Call us today at 718-749-9089 to find out what we can do for you.

The closing process is that day on which all parties involved in a real estate transaction meet up to sign the necessary paperwork and finalize the deal. The closing date is usually pre-determined in the initial contract and finalized during attorney review. The day before the closing, all parties should gather all paperwork (loan estimate, contract, proof of title search and insurance if necessary, flood certification, proof of homeowners’ insurance and mortgage insurance, home appraisal, inspection reports and Closing Disclosure. You might need to refer to these documents at closing. Most home-sale contracts entitle you to a walk-through inspection of the property 24 hours before closing. This is to ensure that the seller has vacated the property and left it in the condition specified in the sale contract.

It may seem like everything is all in hand during the real estate closing process, but there are a number of last-minute snags that can derail or delay finalization of the deal, some of which include issues with the title, the bank’s unwillingness to approve a portion or any of the financing, inability to insure the property, inspection issues, a buyer backing out and much more. Many times, the deal falls apart because one party didn’t do what they were supposed to under the law. When this happens, the Tsiring Law Firm, P.C. is ready to act on your behalf to recoup expenses and make sure you’re treated fairly.

Everyone wants their real estate closing process to go smoothly. If it can’t, for whatever reason, they want to make sure that they walk away with as little financial damage and exposure as possible.
